Security deposits are meant to protect an owner, but handled badly, they become the single biggest source of friction with a departing tenant. Getting the process right from day one avoids most of that friction entirely.
How much deposit should you collect
Most PGs in India collect one to two months’ rent as a deposit, though this varies by city and property type. Whatever the amount, it should be clearly stated in writing before the tenant moves in — verbal agreements are exactly what lead to disputes later.

Common deposit disputes
Most disputes come down to one thing: the tenant expected a full refund, and the owner deducted something the tenant was not told about in advance — a cleaning charge, a damage cost, an unpaid final month. The disagreement is rarely about the money itself; it is about the surprise.

Deductions: what is fair and what is not
Reasonable deductions typically cover unpaid rent, unpaid utility shares, and genuine damage beyond normal wear and tear. Deducting for ordinary wear — a slightly worn mattress, faded paint — tends to feel unfair to tenants and is worth avoiding if you want good word of mouth.
Tracking deposits so refunds are not a fight
The simplest fix is keeping a clear digital record of every deposit collected, tied to the tenant, from day one — separate from rent, and visible to you at any point without digging through old receipts. When it is time to refund, the amount and any deductions are already documented, so the conversation with the tenant is a formality rather than an argument.
